For most residents, the security deposit is the largest single check they write all year — and it sits untouched for the length of the lease. Qualified residents at our properties can skip it and keep that money where it is useful.
Your deposit money stays yours.
Instead of handing over a full cash deposit at lease signing, you pay a small service fee and authorize us to charge you later if there is a reason to. Nothing is locked away.
What changes
- No full cash deposit due at signing.
- That money stays available for movers, furniture, or savings.
- You can finish the whole thing from your phone. No trip to the bank for a cashier’s check.
- Nothing to wait on by mail when you move out.
What does not change
- You are still accountable. You authorize us to charge you up to the deposit amount for damage beyond normal wear or for unpaid rent.
- You keep the same right to dispute a charge that you would have with a cash deposit.
- If a balance does come up, it can be repaid in installments rather than all at once.
- Our standard screening and lease terms apply either way.

Connect one U.S. bank account
The path most residents take. You link the account you already pay from, and you have an answer in a couple of minutes.
Two cards and a soft credit check
Two credit or debit cards, plus a soft credit check. Soft means it is not the kind of pull that shows up as an application on your report.
Two non-U.S. cards and photo ID
For residents banking outside the United States. Two non-U.S. credit or debit cards, plus ID verification of your passport.
How to start
There is nothing to sign up for ahead of time. When your security deposit is due, you will get a secure link with the details and the option to qualify. If you would rather pay a traditional cash deposit, you still can — this is a choice, not a requirement.
If your deposit is due and you did not get a link, call us at 252-371-2527 and we will get it out to you.
Deposit-free move-in is offered through our deposit-alternative provider and is currently powered by Obligo. Availability depends on the property and on qualification, and a service fee applies.
